Weavers Quarter, Barking and Dagenham

About the regeneration

This ambitious regeneration project, which is due for completion in 2024, will transform the eastern side of Gascoigne Estate in Barking. The new neighbourhood, Weavers Quarter, will provide:
  • 1,575 state-of-the-art new homes with capacity to house over 5,500 people
  • A 690 pupil primary school
  • A 1,850 pupil secondary school
  • A community centre
  • Various retail and office spaces
  • Various green spaces, including a public square
  • Play areas for children
East Thames is working with London Borough of Barking and Dagenham (LBBD) to deliver the first phase of this project.
The proposals for the new development, designed by architects Levitt Bernstein and Allies & Morrison, include homes ranging from one to four bedrooms which will be available for rent, shared ownership and private ownership. All of the new homes and facilities will be built to a high specification with features to improve environmental sustainability.
East Thames and LBBD jointly submitted these proposals, which have now been granted permission by the Local Planning Authority. Phase 1 of the project, which will see 421 new homes and part of the public square built, began in late 2015.
As part of the planning process, East Thames and LBBD worked closely with the people that currently live on the Gascoigne Estate to ensure they were happy with the new development, and had a chance to influence the plans. The final proposals included feedback that can be viewed here.

Some of the funding for this project has been provided by The Mayor of London’s Housing Covenant programme, which provides homes for working Londoners.

The three main reasons for carrying out the regeneration and renewal of the Gascoigne Estate

1. Providing affordable homes
Delivering over 1,500 high quality, good value homes – for rent, shared ownership and to buy – for current residents, local people and new residents who chose to move there to enjoy.  
2. Improving neighbourhoods 
Creating attractive neighbourhoods featuring open spaces for everyone to enjoy, with schools and community facilities.  
3. Creating investment and opportunity
This development will bring £300m investment into Barking town centre and the borough, creating hundreds of new jobs and opportunities.
